AI agent for hotels, inns and campgrounds: Rooms full, guests welcomed before they arrive.
Booking requests arrive at night, on weekends and in peak season, when the front desk is busy or closed. Alma answers right away, sends availability and rate according to your rules, and follows up before and after the stay.
Alma is ZeniTech’s AI agent for hotels, inns, B&Bs, tourist accommodation and campgrounds. It collects dates, party size and unit type, sends availability and your rate, proposes booking directly with you, reminds guests before arrival, asks for a review after the stay and writes to past guests ahead of the season. Like every ZeniTech agent, it also handles prospecting, email, payment tracking, analytics and security monitoring.
What Alma does for an accommodation business
Alma handles the requests and the messaging around the stay. Your team handles the guests.
- Booking requests: dates, party size and unit type collected, availability and rate sent according to your rules
- Direct booking proposed to every guest, instead of a booking platform
- Arrival information sent a few days before: check-in time, parking, access
- A neutral review request sent to every guest after departure
- Off-season offers prepared for slow weeks, sent to guests who have opted in
- Past guests invited back before the season
A day with Alma
An example of a normal day once Alma is live. Illustrative, not a client case.
- 6:40 am — A family asks for a cabin for the weekend; Alma collects the dates and party size and sends availability
- 9:15 am — A guest whose deposit has been received gets a confirmation by email, with your cancellation terms
- 11:30 am — Guests arriving Friday receive the check-in details by text
- 2:00 pm — A group request for twelve people goes to your team, file complete
- 5:30 pm — Guests who left this morning receive a review request
- 10:20 pm — A traveller asks whether a room is left for Saturday: an immediate answer, based on your availability
Guardrails
Alma books and informs. It does not rule on your compliance.
- Never confirms a rate or a booking outside your rules
- Never rules on whether your property is compliant (classification, taxes, permits)
- Hands groups, complaints and delicate cases to a person
- Answers from your documents and rules, not from general knowledge
- Every conversation can be reviewed; you correct it, and it adjusts
A late-night request, from first message to review request
A traveller writes at 10 pm asking for a room this weekend. Alma answers right away according to your rules, sends availability, proposes booking directly, prepares the confirmation and the arrival reminder, then asks for a review after departure, and logs everything in your CRM.
If it is a wedding party, a company retreat or a complaint, Alma does not decide: it collects the details and hands the conversation to your team. This is an illustrative example, not a client case; rates, terms and messages are your rules.
- 10:05 pm — Saturday evening, the front desk is closed. A couple with a dog asks for a room next week. Alma asks for dates, party size and unit type.
- 10:07 pm — Following your rules, it checks availability and your pet policy, then sends the rate and your cancellation terms and offers to book directly.
- 10:10 pm — A record is created in your CRM: dates, party, unit, booking source, conversation.
- Next morning — Your team validates the booking and the deposit according to your rules. Alma sends the confirmation.
- Three days before — The guest receives check-in time, parking and access by text.
- After departure — A neutral review request goes out, with no incentive offered.
Classification, lodging tax, consent and reviews: what an operator should verify
Tourist accommodation is regulated in Quebec. Alma never rules on whether your property is compliant; it follows your rules. General information, not legal advice: confirm each point with the body concerned.
- Registration: tourist accommodation offered for a fee generally has to be registered with the Corporation de l’industrie touristique du Québec (CITQ), and a municipal authorization may also be required. Rules vary by type of establishment; confirm directly with the CITQ.
- Lodging tax: a tax on accommodation applies to stays at covered establishments in participating regions, and Revenu Québec describes how it is collected. GST and QST also apply. Alma does not calculate any tax on its own; it uses the rates you set. Confirm the details with Revenu Québec or your accountant.
- Commercial messages in Canada: off-season offers, newsletters and past-guest follow-ups need consent under CASL, and every message identifies your business and offers a way to unsubscribe. Alma only sends them to guests who have opted in.
- Personal information: stay dates, family make-up and accessibility or allergy needs are protected under Quebec’s Law 25; collect only what the stay requires.
- Reviews: Google’s policy bars offering incentives for reviews and soliciting only positive ones. Alma’s review request is neutral and goes to every guest.
AI agent, front desk or voicemail: who does what

Frequently asked questions
Can Alma answer booking requests at night?
Yes. Alma answers day and night on your website, by text and by email, and answers the phone. It collects dates, party size and unit type, sends availability and rate according to your rules and logs everything in your CRM. It introduces itself as the property’s assistant and hands groups, complaints and delicate cases to a person.
Does it work for a campground or a B&B?
Yes. We configure your unit types (rooms, cabins, sites, dorm beds), your seasons, your cancellation terms and your rules, whether you run a hotel, an inn, a B&B or a campground.
Can Alma take bookings on its own?
It prepares everything: availability, rate and the file. Depending on your setup, the confirmation and the deposit stay validated by your team. Alma never confirms a rate or a booking outside your rules.
Does Alma handle CITQ classification and the lodging tax?
No. Those obligations are yours and Alma never rules on whether your property is compliant. The CRM can remind you of your registration renewal and keep your rates current, but you confirm the rules with the CITQ and Revenu Québec.
Can it write to my past guests?
Yes, ahead of the season and for slow periods, but only to guests who have opted in to commercial messages. Every message identifies your business and offers a way to unsubscribe. General information, not legal advice.
How long does setup take?
An agent that answers and captures enquiries goes live in 1 to 2 weeks. If you also want it connected to your CRM, your calendar and automated follow-ups, plan on 3 to 4 weeks. Everything is done remotely over video calls and written updates, in English or French, so your location does not change the timeline.
How much does Alma cost?
A one-time setup, then a monthly plan, both before taxes; the full price list, in Canadian dollars, is on zenitech.dev/en/pricing. The monthly plan includes reasonable usage; exceptional volumes are agreed in advance. The exact figure depends on how many of your tools the agent connects to, and it is written down before we start.
