Every buyer answered in seconds.
A buyer who writes about a listing at 10 pm is often writing to other agents too. Sofia replies in seconds, asks the questions you would ask, and puts the showing in your calendar. She never negotiates an offer: that stays with you.
Sofia is ZeniTech’s AI agent for real estate agents and brokerages, powered by Orvel AI. She qualifies buyers — area, budget, pre-approval, timeline — collects valuation requests from sellers, books showings with confirmations and reminders, sends new listings to buyers whose criteria they match, and keeps in touch with the lead who is buying in six months.

- Buyer qualification: budget, pre-approval, areas, timeline
- Potential sellers: valuation requests collected and followed up
- Showings booked in your calendar, with confirmation and reminder
- Property alerts: new listings sent to buyers whose criteria they match
- Long-term follow-up: the lead who buys in six months is never forgotten
A day with Sofia
An illustrative day — an example of the work, not a client case.
- 6:55 am — A buyer writes about one of your listings. Sofia qualifies their budget, pre-approval and timeline.
- 7:02 am — A showing is offered for Saturday at 10 am and confirmed by text.
- 9:40 am — Sellers who asked for a valuation last month get a follow-up.
- 1:00 pm — New listing: a social post and an email are ready, waiting for your approval.
- 6:25 pm — Qualified buyers receive the new properties that match their criteria.
- 10:15 pm — A question about a listing is answered from the listing sheet; the rest goes to the agent.

Frequently asked questions
Can Sofia work for a whole brokerage or team?
Yes. Each lead is assigned to the right agent following your rules: area, listing, availability. The agent receives the conversation and the qualification details, so the first call starts where Sofia left off instead of from scratch. She can also track commissions and splits between agents.
Does she answer questions about a property?
Yes, from the listing sheet. Anything that isn’t on the sheet is passed to the agent rather than guessed. That covers the common evening questions — is it still available, how many bedrooms, when can I see it — without giving out information you haven’t published.
Will Sofia negotiate or give advice on price?
No. She never negotiates an offer and never gives legal or financial advice. Those stay with the licensed agent. She qualifies the buyer, books the showing and hands over a clean summary, so your time goes into the conversations only you should be having.
What about leads who aren’t ready to buy yet?
That is where she earns her keep. She keeps in touch over months, sends new listings that match their criteria, and follows up sellers who asked for a valuation. When a lead is ready to move, it comes back to you with the whole history attached.
How long does it take to set up Sofia?
A version of Sofia that answers and captures requests goes live in 1 to 2 weeks. Connected to your CRM, your calendar and automatic follow-ups, count 3 to 4 weeks. Everything is delivered remotely, over video calls and written updates, in English or French. We are on Eastern Time, which overlaps with business hours across North America and Europe.
How much does Sofia cost?
Setup costs CAD 3,000 to 7,500, then CAD 750 to 1,500 a month, before taxes. That is roughly USD 2,100 to 5,300 for setup and USD 530 to 1,060 a month. The monthly plan includes reasonable usage; exceptional volumes are agreed in advance, so there is no surprise on the invoice.
